Ecologically Sustainable Development
Caribbean Business Park is committed to a path of Ecologically Sustainable Development. The following guiding principles of ESD are being applied with the future development of the estate.
1. Storm Water Management Best Practice
2. Waste Management and Minimisation through the life cycle of the development
3. Mains and Grey Water Best Practice.
4. Foster an environment that will benefit the health and wellbeing of the working community
The Business Park will comply with all environmental legislation requirements pertaining to its operations. In addition we will apply the principles of continuous improvement to aim beyond compliance and towards more sustainable and innovative outcomes.
Stage 3 of Caribbean Business Park is being designed to achieve a minimum 4.5 Star ABGR rating and an encouragement to reach 6 Star. The Park has created a unique ecological environment with the extensive planting of trees, regeneration of natural grasses and the provision of lakes and large landscaped areas. The environs of the Caribbean Lakes includes walking trails, bike paths, picnic areas, BBQ facilities, exercise points, trees and landscaped gardens.
The lakes provide for maximum recycling of storm water run-off, cleaning of the water and a stable thermal mass for efficient HVAC systems. The park features a grey water main which allows for maximum re-use of water.
The key ESD features of the Stage 2 Office Buildings will be :
- Maximum use of natural ventilation.
- Incorporation of a geo-exchange system between the heating and cooling system and the Lake System.
- Natural light and views to all parts of the building.
- Extensive sun shading to the north and west facades of the building.
- Water efficient services.
- Collection of site rain water and re-use of the site grey water.
- Building material selection to minimise life cycle maintenance and maximise recyclability.
- Indoor air quality.
- Waste management plan for construction and operation of the building.
